Buyer’s Home Inspection

Having a Buyer’s Inspection is crucial for anyone looking to purchase a property as it provides essential information about its current condition. This inspection helps potential buyers identify any existing issues or potential problems with the property, ranging from structural concerns to safety hazards or needed repairs.

By uncovering these issues early on, buyers can make informed decisions about their investment, negotiate repairs or adjustments to the sale price, and ultimately avoid unexpected costs or surprises after closing. A thorough buyer’s inspection not only protects the buyer’s financial interests but also ensures peace of mind in knowing the true condition of the property they intend to purchase

Lead Inspection Services

Full Risk Reduction Inspection (Lead Safe)

This inspection has two (2) parts.

  1. The Visual Inspection: During this phase, the Inspector looks for damaged (flaking, peeling, or chipping, etc) paint. If the paint condition is intact the inspection can proceed to the next phase. If there is visual damage, the property owner will need to conduct repairs (varies per location of damage and severity).
  2. Dust sampling (wipe, swipe): The Inspector takes a sample of each room (and a second if there is one/more wooden window(s) in the room). The samples are sent to an approved lab for testing, if the samples pass (result below the threshold) an Inspection Certificate can be issued.

This type of inspection is required on each turnover BEFORE the tenant moves in. Please see here for the workflow of a Full Risk reduction Inspection.
