Lead Inspections

Full Risk Reduction Inspection (Lead Safe)

This inspection has two (2) parts.

  1. The Visual Inspection: During this phase, the Inspector looks for damaged (flaking, peeling, or chipping, etc) paint. If the paint condition is intact the inspection can proceed to the next phase. If there is visual damage, the property owner will need to conduct repairs (varies per location of damage and severity).
  2. Dust sampling (wipe, swipe): The Inspector takes a sample of each room (and a second if there is one/more wooden window(s) in the room). The samples are sent to an approved lab for testing, if the samples pass (result below the threshold) an Inspection Certificate can be issued.

Limited Lead-Free (Lead Paint) Inspections

Includes using an XRF (x-ray fluorescence) analyzer, at the different components of the home to measure the level of lead in the paint. If no lead-based paint is found on the interior AND the exterior of the home has no damaged (flaking, peeling, chipping, etc) paint a Limited Lead-Free certificate can be issued.

This would require visual reinspection BEFORE the expiration certificate, which expires 2 years from the issue date.

Baltimore City Rental Inspections

Since 2018 Baltimore City has required ALL residential rental units to be registered, inspected, and licensed to ensure that they meet basic safety and maintenance requirements. A 2-step process is required from the Department of Housing and Community Development (DHCD).

Baltimore County Rental Inspections
